I will provide you with helpful information on homes and neighborhoods that isn't easily accessible to the public, so we can list your home appropriately so that it sells quickly. I will be there to help guide you through the process from start to finish.

Property Make Over

Although you may love your property the way it is, new buyers will be looking for a fresh face. Spend some time preparing your home for sale by conducting a deep cleaning and de-cluttering. You can also refresh its appearance by providing a fresh coat of paint.

Pick a Competitive Price

Being able to sell your home quickly is a matter of competitive pricing. There is a fine line between pricing low enough to sell, versus pricing just above market value. I will help you evaluate your home and create the right and accurate listing price.

Devise a Marketing Plan

As your listing agent, I will present to you a robust marketing strategy, including but not limited to listing on the MLS, hosting open houses, scheduling professional photography, and sending out targeted campaigns. I will make sure your property gets seen by a multitude of other agents and their buyers.

Receive and Negotiate Offers

When offers come in for your property, we can respond by accepting, countering, or rejecting. There is often room for negotiation between you and potential buyers. You may find yourself in a multiple offer situation. Work with me to negotiate on your behalf to make and accept the best possible counter-offer.

Under Contract & Inspections

Once an agreement is reached, you will enter into the 10-14 day inspection period. Possible repairs are the main reason why a sale does not close. At the conclusion of the inspection, you can reply to the buyer's response by walking away, repairing all or some of the requests, or giving the buyer a credit to repair the items.

Home Appraisal

The buyer’s prospective lender will typically require a property appraisal, to make sure that the negotiated purchase price was fair and parallelled to the actual property value. Be sure to keep your property clean and organized prior to the appraisal appointment.

Prepare For Closing

Remove your personal belongings completely. Check all drawers, cabinets, and closets. Cancel/transfer your utilities and keep a list of phone numbers for each one. Leave remotes, gate keys, and mailbox keys in a drawer in the kitchen. Bring all house keys to the closing.

CLOSING!

Once we get within 5 days of closing, the buyer will schedule the final walk through. Any and all repairs should be completed prior to this walkthrough and the home should be cleared of all personal items and cleaned. On closing day, I'll be sitting beside you as you complete the final step in selling your home. Your closing fees will be deducted from your proceeds and any extra will be issued to you in the form of a check.
